Commercial Property Case Study
A Dynamic Office Design for a Dynamic Team
The story of Zeald.com is like a Silicon Valley computer company success story. Zeald.com is a fast growing website design franchise company. It had started out at Massey University in Albany at their Young Entrepreneur Centre.
The business was outgrowing its premises in one large room that had become rather shambolic, with young software developers with ears glued to iPods and surrounded by boxes of software, all trying to quietly work just metres from a bustling call centre.
The brief was to find more space for a new office design, in the same area, and within a limited budget. Zeald.com management realised that they didn't have the in-house expertise or time available to source the right property, negotiate a favourable lease, and create the best office design.
Parallel Directions found a building where it was able to negotiate a lease and office design fit-out with the building's owners that would come within Zeald's budget. Importantly, the office space allowed for growth as the company's staff had doubled and was continuing to grow. The office design fit-out included a boardroom, kitchen, and enough room for the noisy call centre and software developers to operate independently but still be part of a buzzy team.
The lease negotiation was difficult and Parallel Directions' knowledge of commercial property leases and how to get the optimum outcome benefited the company's balance sheet.
Parallel Directions added value by giving informed advice to a young business, finding it a good location, negotiating a lease in a difficult situation and managing the designers, builders and specialised contractors required to design and fit out a high tech office.
When the dust had settled and Zeald.com was in its new offices, management were able to report to the Board that not only had the Parallel Directions fee been in effect "free", their input had enabled the executives to keep on developing their market share and profits.
Note: Zeald.com has won an award for its innovative business practices, including being recognised for its well-designed office work space. The business continues to grow rapidly.
